Office interior fit-out adds to long-term value
Using the right criteria to fit out commercial office space can add to its long-term value and answer occupant comfort demands.
“With huge competition in the region office space has to be designed to the right criteria, it is essential that owners are seen to offer the best value to potential clients if they are to rent the space quickly,” said Andrew Jackson, SAS international director.
With a recent report from real estate firm Cluttons reporting that the total office supply in Dubai is expected to rise to 6.5 million m2 by the end of 2012, Jackson added: “By upgrading the space to include ceilings, raised floors and services rather than just offering shell and core, potential tenants can get an understanding of space flexibility and how their business could function efficiently.”
He added that questions such as how materials can provide for the long-term should be asked at the specification stage.
He provided an example, saying that if the material choice of a ceiling is difficult to maintain or gain access to, damage may occur, which can affect the look of the interior, and dictate how a building will last and function.
